One property(acreage) for sale moved to sold status.  There were no building lots for sale that moved to sold status.

The acreage that sold was located in Westbridge, and was contingent on final registration. This land was a 7.56 acre parcel. This property listed at $139,500 and sold for $130,000 .The seller accepted 93.2% of the last listed price. The active days on the market for this listing was 243.

Manufactured Homes for sale:

Two manufactured (mobile) homes sold during the week in the Central Okanagan. 

These homes were listed for $49,950 and $71,900 and sold for $40,000 and $63,000. They averaged 261 days on the market with a range of only 4 days at 263 and 259 days active. On average the sellers accepted 83.9% with individual results of 80.1% and 87.6%

In the past week, 25 homes for sale in Kelowna BC real estate and the surrounding Central Okanagan communities moved to sold status.

These homes were on the market an average of 96 days and sold for median sales price of $425,000 on a median list price of $439,000. Listing prices for the homes that sold ranged from $179,000 to $739,000 and the corresponding sale prices ranged from $160,000 to $719,000. 

One seller realized 100.2%  of their list price in the single family home for sale market last week.  On average sellers accepted 96.3% of the current listed price with the lowest accepted price reflecting 89.4% on the sale of a $179,000 "as is where is" home sold for lot value. Three of the homes sold for  $300,000 or less. In the Over $500,000. segment of the Central Okanagan real estate market – 6 properties  sold.

Strata properties for sale:

In the sector of Kelowna BC and Central Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 20 properties moved from for sale to sold status during this week. These properties had current listings that averaged 132 days in length. The middle or median list price was $289,950 and the median sale price was $278,500. Days on the market ranged from 0 to 595.

On average - sellers accepted 95.4% of the current list price for strata homes. None of the properties sold for 100% or more of the list price. The amounts accepted ranged from 89.0% to 99.7% of the last listed price. List prices ranged from $129,900 to $949,000 with sales of from $126,500 to $845,000.

 North Okanagan real estate sales last week ( January 25th to 31, 2010) 16 properties moved from for sale to sold status. This report covers the real estate in the Cities of:

In the land for sale section of the real estate market two  properties  for sale moved to sold status.  One of these parcels was a five acre piece of land. The other was a .30 acre Okanagan lake view lot in Bella Vista, Vernon BC.  Both pieces of land sold for $310,000.

The Lot - on Jasper Drive was listed for $329,000 and showed an active listing period of 20 days. The acreage was actively listed for 151 days and had a list price of $325,000. On average the sellers accepted 94.8% of asking price for the land sold with the highest percentage being 95.4% and the lowest being 94.2%

Manufactured Homes for sale:

 Again this week, no manufactured (mobile) homes sold in the North Okanagan.

Single Family Residential Homes for sale:

In the past week, 10 homes for sale in Vernon BC and the surrounding North Okanagan communities moved to sold status.

These homes were on the market an average of 81 days and sold for median sales price of $285,250 on a median list price of $293,250. Listing prices for the homes that sold ranged from $224,900 to $1,060,000 and the corresponding sale prices ranged from $220,000 to $964,000.

One of these home sellers realized 100%  of their list price in the single family home for sale market last week. This property was in Armstrong. On average sellers accepted 96.4% of the current listed price with the lowest accepted price reflecting 90.0.% . Six of the properties sold for  $300,000 or less. In the Over $500,000. segment of the North Okanagan real estate market – 1 property  sold. No property valued at over $1,000,000 sold. The most expensive property for sale was a 3 bedroom 5 bath property on Odin Road, Silver Star Mountain. It showed an active list period of 13 days. It was also the property that sold for 90% of the list price.

Strata properties for sale:

In the sector of Vernon BC and North Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 4 properties moved from for sale to sold status. These properties had current listings that averaged 206 days in length. However the range of days on the market shows listing times of 6 - 601 days days! List prices were $195,000 to $895,000 with sale prices of $190,000 and $881,000. 

On average - sellers accepted 97.9% of the current list price for strata homes.  The amounts accepted ranged from 95.5% to 99.8% of the last listed price.

The median or middle of the sales price was $135,000 on a median list price of $145,000. The sold prices ranged from $100,000 to $141,000 with the lower price relating to a building lot on 39th Avenue in East Hill, Vernon. Days on the market are skewed as it looks like 3 of theses lots were listed and sold on the same day. On average the sellers accepted 88.6% of asking price for the lots sold with the highest percentage being 94.1% and the lowest being 74.1%

Single Family Residential Homes for sale:

In the past week, 9 homes for sale in Vernon BC and the surrounding North Okanagan communities moved to sold status.

These homes were on the market an average of 96 days and sold for median sales price of $325,000 on a median list price of $339,900. Listing prices for the homes that sold ranged from $189,900 to $599,000 and the corresponding sale prices ranged from $179,000 to $586,250.

None of these home sellers realized 100% or more of their list price in the single family home for sale market last week.  On average sellers accepted 95.6% of the current listed price with the lowest accepted price reflecting 89.0.% . Four of the properties sold for  $300,000 or less. In the Over $500,000. segment of the North Okanagan real estate market – 1 properties  sold. No property valued at over $1,000,000 sold. The most expensive property for sale was a 3 bedroom 4 bath home on Brewer Road in Coldstream. It was on the market 11 days before it sold.

Strata properties for sale:

In the sector of Vernon BC and North Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 3 properties moved from for sale to sold status. These properties had current listings that averaged 202 days in length. However the range of days on the market shows listing times of 10,13 and 584 days! List prices were $129,900 to $419,900 with sale prices of $125,000 and $410,000. 

On average - sellers accepted 97.6% of the current list price for strata homes.  The amounts accepted were 96.2% to 98.9% of the last listed price.

This Week in Okanagan Central Real Estate - What Sold - Jan.24, 2010 edition

For the period of January 18 - 24, 2010 in Central Okanagan real estate sales 59 properties moved from for sale to sold status. This report covers the Cities of Kelowna, Lake Country, West Kelowna, Peachland, Westbank and Big White and the surrounding communities.

Lots and Acreages for sale:

One property(building lots) for sale moved to sold status.  There were no acreages for sale that moved to sold status.

The  sales price was $250,000 on  list price of $259,000 meaning that the seller accepted 96.5% of the last listed price. The active days on the market for this listing was 33.

Manufactured Homes for sale:

No manufactured (mobile) homes sold during the week in the Central Okanagan. 

Single Family Residential Homes for sale:

In the past week, 38 homes for sale in Kelowna BC real estate and the surrounding Central Okanagan communities moved to sold status.

These homes were on the market an average of 93 days and sold for median sales price of $441,500 on a median list price of $449,900. Listing prices for the homes that sold ranged from $279,000 to $899,000 and the corresponding sale prices ranged from $259,500 to $1,103,000. 

The home that sold for 125.7% of the asking price was a foreclosure, court ordered sale. It is not uncommon for listings of this nature to sell for over the asking price - however 25% over asking is unusually high. The home was a 5 bedroom 4 bath home just shy of 4700 square feet that was built in 1998.

Two other sellers realized 100% or more of their list price in the single family home for sale market last week.  On average sellers accepted 97.3% of the current listed price with the lowest accepted price reflecting 87.3.% on the sale of a $385,000 home. One of the homes sold for  $300,000 or less. In the Over $500,000. segment of the Central Okanagan real estate market – 11 properties  sold including the one foreclosure property valued at over $1,000,000 .

Strata properties for sale:

In the sector of Kelowna BC and Central Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 20 properties moved from for sale to sold status during this week. These properties had current listings that averaged 145 days in length. The middle or median list price was $276,950 and the median sale price was $258,250. Days on the market ranged from 1 to 651.

On average - sellers accepted 95.8% of the current list price for strata homes. Five of the properties sold for 100% or more of the list price. The amounts accepted ranged from 82.6% to 102% of the last listed price. List prices ranged from $156,000 to $449,900 with sales of from $148,000 to $410,000.
