What Sold in Central Okanagan Real Estate Nov. 15 edition
This weeks overview of Central Okanagan real estate sales activity covers the period from November 9 - November 15, 2009. During this time 37 properties moved from for sale to sold status.

Lots and Acreages for sale:
Five building lots for sale moved to sold status. The median or middle of the sales price was $225,000 on a median list price of $255,000. The sold prices ranged from $172,000 to $295,000. These lots were on the market actively listed for a range of between 10 and 509 days making the average list time for lots sold equal 202 days. On average the sellers accepted 92.6% of asking price for the lots sold with the highest percentage being 97.3% and the lowest being 87.0%
No acreages were sold in Central Okanagan real estate last week.
Manufactured Homes for sale:
Two manufactured (mobile) homes sold during the week in the Central Okanagan. The sale price of these mobiles was $46,000 and $88,250 on list prices of (whoa there may be a typo somewhere in the mix.... ) $138,500 and $93,900. That is what the numbers say - but I find it hard to believe that a sellers accepted 33.2% of asking price! The other seller realized 94% of asking price after a 79 day list period.
Single Family Residential Homes for sale:
In the past week, 14 homes for sale in Kelowna BC and the surrounding Central Okanagan communities moved to sold status.
These homes were on the market an average of 121 days and sold for median sales price of $396,365 on a median list price of $407,400. Listing prices for the homes that sold ranged from $299,000 to $819,000 and the corresponding sale prices ranged from $295,000 to $767,500.
One sellers realized 108.3% of their list price in the single family home for sale market. This was likely due to the GST and add on features as the home was built in 2009. On average sellers accepted 96.4% of the current listed price with the lowest accepted price reflecting 90.% . Two of the properties sold for $300,000 or less. In the Over $500,000. segment of the Central Okanagan real estate market – only 1 property sold which is a substantial drop from a few weeks back when 15 properties sold above $500K. No properties valued at over $1,000,000 sold.
Strata properties for sale:
In the sector of Kelowna BC and Central Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 16 properties moved from for sale to sold status during this week. These properties had current listings that averaged 89 days in length. The middle or median list price was $274,000 and the median sale price was $268,500. Days on the market ranged from 10 to 222.
On average - sellers accepted 95.4% of the current list price for strata homes. One of the properties sold for 100% or more of the list price The amounts accepted ranged from 89.5% to 100% of the last listed price. List prices ranged from $179,900 to $799,000 with sales of from $168,000 to $715,000.
