What Sold in North Okanagan Real Estate Nov. 15 2009 edition

Here is an overview of the real estate sales activity in North Okanagan real estate from November 9th to 15th, 2009.

Lots and Acreages for sale:

Two pieces of property were sold in the North Okanagan last week - both were acreages, and no building lots were sold.

A 2.8 acre property in Enderby BC listed at $145,000 sold for $138,000 after a list period of 227 days. The second property was an 8.83 acre parcel in Cherryville which sold for $270,000 on a list price of $279,000. In these transactions, sellers obtained 95.2 and 96.8% of asking price respectively making the average 96% on a median property list price of $212,000 with an average listing time of 215 days. 

Manufactured Homes for sale:

One manufactured (mobile) homes sold during the week in the North Okanagan.it was located in Head of the Lake in Okanagan North. The sale price of this mobile was $94,500 on list price of $99,900. This meant sellers accepted 94.6% of asking price after a current list period of 159 days.

Single Family Residential Homes for sale:

In the past week, 12 homes for sale in Vernon BC and the surrounding North Okanagan communities moved  from for sale to sold status.

These homes were on the market an average of 179 days and sold for median sales price of $366,000 on a median list price of $379,450. Listing prices for the homes that sold ranged from $199,900 to $629,900 and the corresponding sale prices ranged from $165,000 to $618,000.

No sellers realized 100% or more of their list price in the single family home for sale market. On average sellers accepted 94.7% of the current listed price with the lowest accepted price reflecting 82.5% . Four of the properties sold for less than $300,000. In the Over $500,000. segment of the North Okanagan real estate market - 3  properties sold. Two of these were located in the Foothills neighbourhood. The third was a Fourplex in the City of Vernon on 24th Avenue.

Strata properties for sale:

In the sector of Vernon BC and North Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 4 properties moved from for sale to sold status during this week. These properties had current listings that averaged 111 days in length. The middle or median list price was $286,700 and the median sale price was $270,625. Days on the market ranged from 41 to 243.

On average - sellers accepted 94.1% of the current list price for strata homes. The amounts accepted ranged from 89.1% to 98.5% of the last listed price. List prices ranged from $239,000 to $539,000 with sales of from $235,500 to $480,000.
